Buying a Home in New Hampshire? Here's What You'll Need for Your Mortgage

A simple mortgage document checklist for homebuyers in Amherst, Milford, Mont Vernon, and Southern NH.

Whether you're buying your first home in Milford, relocating to Amherst, or looking for a little more space in Mont Vernon, here's a quick checklist of documents your lender may request.

Your Mortgage Document Checklist

  • Identification: A valid driver's license, passport, or other government-issued photo ID.

  • Income verification: Recent pay stubs, W-2s, and potentially tax returns from the past two years.

  • Bank statements: Typically your two most recent statements for checking, savings, and other accounts being used toward your purchase.

  • Employment information: Your current employer's details and employment history.

  • Assets and investments: Statements for retirement accounts, stocks, or other assets, if applicable.

  • Current debts: Information about outstanding loans, credit cards, and other financial obligations.

  • Additional income: Documentation of bonuses, commissions, Social Security, or other qualifying income.

  • Purchase agreement: Once you're under contract, your lender will need a copy of your signed purchase and sale agreement.

If you're self-employed, your lender may also request business tax returns and profit-and-loss statements.

Every lender and loan program is different, so you may not need everything on this list.

My Advice? Start Early.

You don't need to have everything figured out before reaching out to a real estate agent.

In fact, I encourage buyers to start the conversation early. Understanding what you can comfortably afford helps us narrow down your search and be ready when the right home comes along.
