Buying a Home in Southern New Hampshire? Here's Who Does What During the Mortgage Process
If you're thinking about buying a home in Amherst, Milford, Mont Vernon, or anywhere in Southern New Hampshire, understanding the mortgage process is an important first step.
Between your loan officer, mortgage processor, and underwriter, there are quite a few people working behind the scenes to get you from preapproval to closing day.
Whether you're a first-time homebuyer or you've purchased a home before, knowing who does what can make the process feel a lot less overwhelming.
Here's a simple breakdown of the key players.
1. The Borrower (That's You!)
As the homebuyer, your biggest responsibility is providing the information your lender needs to approve your mortgage:
Choosing a mortgage program and completing your loan application.
Providing documentation of your income, employment, assets, and debts.
Reviewing and signing required loan documents.
Meeting the terms and conditions of your loan agreement.
My Tip: Having your pay stubs, tax returns, and bank statements organized can make the preapproval process much smoother.
2. The Loan Officer or Mortgage Broker
Your loan officer or mortgage broker is typically your main point of contact throughout the financing process.
They'll help you understand your mortgage options, estimated monthly payments, and what you may qualify to borrow:
Explaining available mortgage programs and loan options.
Discussing interest rates, down payments, and closing costs.
Helping you complete your mortgage application.
Collecting initial financial documentation.
Communicating with you throughout the process.
My Tip: If you're planning to buy a home in Amherst, Milford, Mont Vernon, or the surrounding Southern NH communities, I recommend connecting with a lender before you start touring properties. Getting preapproved early helps you understand your budget and puts you in a better position when the right home comes along.
3. The Loan Processor
Once your mortgage application is underway, the loan processor helps organize everything behind the scenes.
Think of the processor as the person making sure all the pieces of your loan file come together:
Organizing and reviewing loan documentation.
Coordinating employment and financial verifications.
Communicating with the underwriter and other parties involved.
Requesting additional documents when needed.
Helping coordinate the appraisal, title work, and other required services.
Preparing your loan file for underwriting and closing.
My Tip: Don't be surprised if your lender requests additional documentation, even after you've been preapproved. This is a normal part of the mortgage process.
4. The Underwriter
The underwriter is responsible for reviewing your loan file and determining whether it meets the lender's requirements.
They evaluate your income, credit, assets, debts, and the property itself to assess whether the loan qualifies for approval.
Sometimes an underwriter will issue a conditional approval, meaning there are a few additional items that need to be addressed before your loan can be finalized.
My Tip: Avoid making major financial changes while you're under contract. Opening new credit accounts, financing a vehicle, or changing jobs can affect your mortgage approval. Always check with your lender before making significant financial decisions.
5. Your Real Estate Agent
While your lender handles the financing, your real estate agent helps coordinate the bigger picture.
