What Buyers & Sellers Need to Know Right Now 🏡
This year feels different than 2023 and 2024.
I’m having a lot more conversations with folks thinking about making a move but there is also less urgency and more hesitation (given prices, rates, economic uncertainty).
That said, many have been on hold for a while now and while rates are higher than recent years…historically, they are not bad. I think buyers are getting over the heartbreak of ~ 3% rates being gone and accepting the new reality.
If you’re thinking about selling or buying, it’s crucial to understand the current landscape so you can make smart, profitable decisions.
👉 Sellers:
Low inventory means your home is going to get noticed and should go under contract quickly. Serious buyers are watching closely.
But here's the thing: if your home isn’t priced right and marketed by a professional, it’s going to sit. And I’m seeing it happen more — longer days on market, followed by price drops.
Time works against sellers. Each extra day your home sits unsold means another mortgage payment, more carrying costs, and potentially more negotiation power lost.
The longer your home lingers on the market, the more likely you are to get lower offers.
The goal is to get the most amount of money, in the least amount of time, with minimal risk and stress.
👉 Buyers:
You need to be just as strategic. With low inventory, good homes are getting scooped up quickly. Woking with a Buyer’s Agent that knows how to make smart offers is essential.
Don’t hesitate to sign with a Buyer’s Agent you are comfortable with. Think about it – a Realtor working with 3 Buyers, 2 of whom signed contracts and 1 that won’t commit – who’s getting the best service?
There is also opportunity if you know where to look.
Don’t rule out homes that are priced slightly above your budget if they’ve been on the market for a couple of weeks. In this environment, sellers may be more flexible than you think. I’ve helped buyers negotiate great deals on homes that were originally out of reach, simply because we timed it right and approached the negotiation wisely.
