Have your bank information handy for accepting payouts. Decide if you plan to set up an LLC. and if you will have a separate business bank account.

This is a crucial piece of your listing. You will have 50 characters to make your property POP from the competition. Decide what makes your property stand out - is it a firepit? A game room? Luxury amenities? Cozy wood stove? Beach access? Hot tub? Identify key local attractions. Try using abbreviations to fit important words.

It is really important to highlight your property in its best light but also to be ACCURATE. It is all about setting expectations with your Guests, so they have the best experience possible at your home. For example, if there are neighbors close by, don't make it seem private. If you are right on a main road, don't hide it.

Consider what house rules are important to you. For example, no smoking, no parties, pets or no pets, age restrictions etc.

Of course, professional photography is ideal. But sometimes we just have to get our listings up and running quickly. Do what you have to do and update as you go. But remember the first reviews are IMPERATIVE. Be sure the photos accurately represent your space. Pick a "Hero" image and then make sure your best 5 or so photos are first.

Review similar properties in your area on Airbnb to determine a competitive list price. List to low and leave money on the table or attract the wrong Guests. Price too high and risk limited bookings. Review the amenities that other properties offer in your analysis.

Guest communication should be a priority in your business strategy. Do some research and draft messages that you can easily copy and paste, or even schedule on Airbnb. Discuss availability with your Cleaners. Can they accommodate same day turnovers? Can they come multiple times a week? Every 3 days or every 2 days, if you had back to back bookings?

Be sure you're ready to host your first guests before you start accepting bookings! You can still get Airbnb live, just block out the dates until you are ready.

Think about not just how many people your home will sleep but whether there are any constraints such as pressure on the septic system, Town regulations, HOA rules etc.

Know how your Guests will access the property - lockbox, keypad? And discuss with your Cleaner what is best for check-in and check-out times.

Consider what is best for you in terms of the Cancellation Policy. Airbnb will provide options: Flexible (full refund if canceled up to a day before), Moderate (full refund up to 5 days before), Firm (full refund up to 30 days), Strict (full refund up to 14 days before booking).

We'd argue cleaning is the most important part of the Airbnb business. More important than amenities, location, etc. It may not be a bad idea to create a checklist for your cleaners. Some cleaners specialize in Airbnbs vs. regular home cleanings. And there is a difference. Make sure to ask if they will be handling linens? Do you have laundry on-site. First-time Hosts often overlook this, and Airbnb may have it automatically on. Make sure to turn automatic bookings OFF if you'd like to manually accept or decline bookings.

Make a system for items you plan to supply at your property - i.e. toilet paper, trash bags, paper towels, cleaning supplies, coffee, etc.

Research STR regulations in your area and whether any permits are required. Ensure you have proper insurance for your rental.
